DUBAI — Emaar Properties announced Thursday it will launch a Dh200 billion mega masterplan development, a "city within a city" designed to house nearly 150,000 residents.
With a gross floor area exceeding 4.5 million square meters, the massive project will feature a mix of landmark residential towers, signature villas and mansions, Grade-A commercial offices, retail destinations, luxury hospitality, and upscale amenities.
The developer behind iconic Dubai projects such as the Burj Khalifa, the Dubai Mall, and Downtown Dubai did not disclose the location of the project, the total number of units, or when properties will go on sale.
However, the Dubai-based master developer noted the upcoming residential towers will offer panoramic views of the Burj Khalifa, the Burj Al Arab, and the Palm Jumeirah.

Smart Mobility and the 20-Minute City
The development will offer metro connectivity and be thoughtfully structured around the principles of the 20-minute city. It will seamlessly integrate advanced smart mobility infrastructure, intelligent building systems, and comprehensive digital connectivity.
To render daily life entirely effortless, the community will feature EV-friendly pathways, app-integrated management, and data-driven public services. Essential services — including schools, healthcare facilities, mosques, cultural venues, and retail destinations — will all be accessible within a short walking distance.

According to Emaar, the project will prioritize vast open spaces across a sweeping landscape of parks, swimmable community lagoons, tranquil lakes, linear gardens, and meandering water streams. These natural elements will weave gracefully through neighborhoods via shaded promenades and dedicated cycling paths.
A central district park will serve as both a social heart and a natural sanctuary, featuring sports courts, event lawns, splash parks, beach areas, and outdoor wellness zones designed to bring communities together.

The masterplan will be structured across five distinct character zones, each with its own unique identity, atmosphere, and sense of place:
