For years, Palm Jumeirah was a place you visited rather than a place you walked. You drove to a hotel, you stayed at the hotel, you drove home. Palm West Beach changed that. It opened the western shoreline of the trunk to the public, put a proper promenade along it, and lined that promenade with restaurants that spill straight onto the sand.
The result is the closest thing Dubai has to a genuine beach town high street — and it sits on the most recognisable address in the city. This guide covers what is actually there, how to get in, what it costs, and what it means if you are looking at apartments in Palm Jumeirah nearby.
Where exactly is Palm West Beach?
Palm Jumeirah is built as a trunk, sixteen fronds and a surrounding crescent. Palm West Beach runs down the western flank of the trunk — the side facing Dubai Marina and Bluewaters rather than the side facing Burj Al Arab.
That orientation is the whole point. Because the beach faces west, it looks directly at the Marina skyline, and it gets the sunset head-on.
From roughly four o'clock onwards the entire strip turns gold, which is why almost every table on the sand is booked for that window.
Behind the beach sits the residential spine of the trunk — the Shoreline Apartments, Al Ittihad Park, Nakheel Mall — so it functions as a neighbourhood amenity as much as a destination.
People walk down for coffee. That is unusual in Dubai, and it is a large part of why the address holds its value.
Getting to West Palm Beach Dubai
Reaching West Palm Beach is quick and convenient, with several transport options available:
By Car: Underground parking is located beneath the promenade, with direct lift access to the beachfront.
By Palm Monorail: Get off at Al Ittihad Park Station and enjoy a short walk to the beach.
By Taxi: Taxis can drop you off and pick you up at the designated area behind the promenade.
By Metro & Tram: Take the Dubai Metro to Nakheel or DMCC Station, transfer to the Dubai Tram to Palm Jumeirah, then continue via the Palm Monorail.
On Foot: If you're staying in the Palm Jumeirah Shoreline residences, West Palm Beach is just a 7–15 minute walk away.
Top Restaurants in West Palm Beach
The dining is split into two halves, and knowing the difference saves you a wasted trip.
West Beach is the restaurant strip itself — open to anyone walking past, no entry fee, tables running down towards the sand.
The Club is the beach-club side: sun loungers, pools, day beds, minimum spends and reservations.
The West Beach dining strip
Koko Bay — Polynesian-leaning menu and one of the most consistently booked sunset tables on the strip.
Kyma — Greek coastal cooking with a beachfront terrace; the reliable choice for a long lunch.
Lucky Fish — Relaxed seafood, informal enough for sandy feet, good for groups.
Surf Club — Casual all-day spot that works equally for breakfast and an evening drink.
Jones the Grocer — The morning-coffee and brunch anchor of the strip, and a local favourite for weekday work sessions.

February 30 — Design-forward Mediterranean concept, strongest in the evening.
Orange Chameleon — Lighter, café-style menu; the easy no-reservation option when everything else is full.
The Club — beach clubs and day beds
Sān Beach — The best-known name on this side, and the one to book furthest ahead at weekends.
Eva — Pool-and-lounger day club with a full food and drinks programme.
Loren — Italian dining paired with beach-club service.
Maison de la Plage — French Riviera styling, calmer than its neighbours.
Gallery 7/40 — Contemporary concept with a strong evening atmosphere.
The 305 — Miami-inspired, the loudest and latest of the group.
Ayla Beach by Blu — Beach club with a relaxed, family-tolerant daytime feel.
Booking tip: line-ups on the strip change more often than most guides admit. Reserve directly through the venue for Thursday to Saturday, and check current concepts before you travel — a couple of names turn over each year.

Things to do beyond eating
Swim and sunbathe for free
The public stretch of Palm West Beach costs nothing to use. Bring a towel, walk on, swim. The sand is groomed, the water is calm and shallow a long way out, and there are showers and changing facilities along the promenade.
Run or cycle the promenade
The boardwalk is flat, wide and lit at night, which makes it one of the better running routes on the island. Combine it with the running track in Al Ittihad Park behind the beach and you have a comfortable loop without ever crossing traffic.
Water sports
Operators along the beach run jet skis, parasailing, kayaks and paddleboards. The parasailing in particular gives you the only affordable way to see the full palm shape from above without chartering a helicopter.
Sunset, properly
If you do one thing here, do this one. Arrive around forty-five minutes before sunset, walk the strip, and take a seat facing west. The Marina towers light up as the sky drops. It is free, and it is better than most paid attractions in the city.
Fitness and events
The beach hosts a regular programme of yoga, pilates and community fitness sessions, particularly during Dubai Fitness Challenge season, along with seasonal outdoor events once the weather turns in October.
When to go, and what it costs
Season What to expect
November – March Peak. Perfect weather, packed weekends, book everything in advance
April – May Still very good. Warm sea, thinner crowds, easier tables
June – September Hot and humid. Come after sunset or use a club with a chilled pool
October The turn. Outdoor season restarts and the events calendar reopens
Budget roughly: nothing at all if you swim on the public beach and bring your own water. A coffee and breakfast on the strip typically runs AED 80–150 per person.
A beach-club day bed with a minimum spend usually starts somewhere around AED 250–500 per person on weekdays and climbs at weekends.
Dinner with drinks at the better-known venues comfortably reaches AED 400–700 per head.
Dress code: swimwear is fine on the sand and at the clubs. Cover up when you step onto the promenade itself — it is a public walkway shared with families and residents. Evenings at the restaurants lean smart casual.
Apartments in Palm Jumeirah near the beach
This is where a beach guide turns into a property conversation. Palm West Beach did something specific to the island's residential market: it gave the trunk a reason to be walked.
Buildings that were once simply "on the Palm" became buildings that were ten minutes from dinner.
The buildings closest to the strip
The Shoreline Apartments — the row of low-rise buildings running down both sides of the trunk — are the most direct beneficiaries.
Most sit within a seven to fifteen minute walk of the promenade, with private beach access and pools of their own. They are also the oldest stock on the island, which is exactly why they remain the lowest entry point to a Palm Jumeirah address.
Further along the trunk you have the newer towers and branded residences, plus a cluster of hotel-residence hybrids. These trade at a premium for finish, facilities and rental management, but the walk to the beach is broadly comparable.

What the numbers look like?
Property prices around West Palm Beach on Palm Jumeirah typically start from AED 2.5 million for smaller apartments in established trunk buildings, while prices average around AED 2,200–2,800 per square foot, with premium and branded residences commanding significantly higher values.
Apartments in the area generally deliver gross rental yields of 4.5%–6.5%, making Palm Jumeirah an attractive option for both lifestyle buyers and investors.
As a freehold community, the area is open to buyers of all nationalities, and qualifying property purchases of AED 2 million or more may be eligible for a UAE Golden Visa.
Annual service charges vary by building, so buyers should always review these costs before committing to a purchase.
What continues to set Palm Jumeirah apart is its long-term investment potential.
The island has a finite supply of residential properties, with no new developments planned for the existing trunk or fronds, creating lasting scarcity that supports property values.
At the same time, West Palm Beach is a fully established, professionally maintained waterfront destination offering permanent public amenities, luxury dining, and premium leisure experiences. This combination of limited supply and a mature lifestyle destination makes the area one of Dubai's most desirable locations for both homeowners and investors.
Who it suits?
End users get a genuinely walkable life on the most famous address in Dubai. Long-let investors get a tenant base that pays premium rents on annual contracts.
Short-let investors get one of the strongest holiday-home markets in the emirate, because "beachfront on the Palm, walk to the restaurants" is a listing that sells itself.
