So where is the momentum right now? And should you rent or buy?

Dubai South and Expo City lead the list, boosted by the expansion of Al Maktoum International Airport, the rollout of Etihad Rail and Expo City's growth into a smart, innovation-focused district.

Smith also points to newer master-planned communities such as The Oasis, Tilal Al Ghaf, Dubai Islands and the new villas in Jebel Ali. Their appeal is clear: modern layouts, green space, walkable streets and a strong lifestyle focus - exactly what end users are looking for. And further out, Palm Jebel Ali is shaping up to be Dubai's next luxury waterfront destination.

Here's a closer look at five neighbourhoods worth knowing.

1) Dubai South

Dubai South sits a little outside the city's busiest areas, but that's exactly where its potential lies. It's home to Al Maktoum International Airport, which is set to become the largest airport in the world.

For now, it's a quieter suburb. But construction is everywhere, with new communities and amenities joining established projects such as Emaar South and Damac Riverside.

This is one to keep a close eye on.

2) Expo City

Average rent: AED 78,000 a year (one-bedroom apartment)

Built on the former Expo 2020 site, Expo City is all about sustainable urban living, with impressive entertainment on the doorstep.

It also neighbours Al Maktoum International Airport and connects to the Dubai Metro Red Line. And despite the buzz, you can still find apartments for under AED 100,000 a year.

3) Jebel Ali

Average rent: AED 70,000 a year (one-bedroom apartment)

Facing Palm Jebel Ali, this neighbourhood is growing fast - in popularity and in housing options.

The location works well for anyone commuting between Dubai and Abu Dhabi.

Dubai Marina and JLT are close by, and so is the Dubai Metro Red Line, which runs the length of the city.

4) Palm Jebel Ali

Palm Jebel Ali is one of Dubai's longest-running projects. Work first began in 2002, then stopped in 2008, leaving the island untouched for around 15 years.

In 2023, Nakheel announced it was relaunching the project. Once complete, the island will be twice the size of Palm Jumeirah.

Properties are now available off-plan, including beachfront apartments, villas and private residences.

5) Tilal Al Ghaf

Tilal Al Ghaf

Average rent: AED 250,000 a year (villa)

Set behind JVC and Sports City, Tilal Al Ghaf could well be Dubai's next "it" neighbourhood.

The eco-friendly community is built around a stunning lagoon. Handovers began in 2023, and demand has only grown since.

Dubai's next wave of growth is moving south and west. Major infrastructure like Al Maktoum International Airport and Etihad Rail is reshaping areas such as Dubai South and Expo City, while master-planned communities like Tilal Al Ghaf and Jebel Ali are setting a new standard for lifestyle-led living.

So should you rent or buy? It depends on your plans. Renting gives you flexibility and a chance to get to know an area before committing, which can be a smart move in neighbourhoods that are still being built.
