Dubai's 15 Biggest Mega projects to Watch in 2026

Dubai has never built small. But the scale of what is currently under construction - or moving fast toward it - represents one of the most ambitious development cycles the city has ever seen.

From a reimagined airport that will be the world's largest, to underground Metro lines, record-breaking residential towers, and branded residences tied to luxury names like Franck Muller and Mercedes-Benz, the emirate is rewriting its own blueprint.

Here are the 15 megaprojects that will define Dubai's next chapter.

1. Al Maktoum International Airport

This is the project that changes everything. Al Maktoum International Airport is being built to handle more than 260 million passengers annually and 12 million tonnes of cargo - figures that dwarf almost every other airport on the planet.

Five parallel runways, two passenger terminals, and seven concourses with over 430 aircraft stands form the backbone of the masterplan.

As of June 2026, Dubai Aviation Engineering Projects confirmed active progress across terminal structures, baggage handling systems, the Automated People Mover, power generation infrastructure, and district cooling.

When complete, Al Maktoum will not just replace Dubai International - it will redefine what an airport can be.

2. Dubai Metro Blue Line

The Blue Line entered its main tunnelling phase in May 2026, marking a significant milestone for a route that will stretch 30 kilometres through some of Dubai's fastest-growing districts.

RTA has committed approximately $5.6 billion to the project, which will serve 14 stations across underground and elevated sections. Dubai Creek Harbour, International City, Dubai Silicon Oasis, and Academic City are all on the alignment.

Construction is expected to reach 30 per cent completion by the end of 2026, with forecast daily ridership of 200,000 by 2030 and 320,000 by 2040.

3. Dubai Metro Gold Line

The Gold Line is bigger in every sense. Approved in April 2026 with an investment of approximately $9.3 billion, this 42-kilometre route will become Dubai Metro's first fully underground line - 18 stations connecting into the existing Red and Green Lines as well as Etihad Rail.

RTA has set inauguration for September 9, 2032. At completion, the Gold Line will expand Dubai's Metro network by 35 per cent, a number that puts the city's long-term transit ambitions in sharp perspective.

4. Dubai Loop

In February 2026, RTA signed an implementation agreement with Elon Musk's The Boring Company, bringing the Loop concept to life beneath Dubai's most congested corridors.

Phase one covers 6.4 kilometres and four stations between DIFC and Dubai Mall, at an investment of roughly $154 million. Full deployment would extend the system to 22.2 kilometres with 19 stations and a total investment nearing $545 million. The Loop will offer a fundamentally different commuting experience - electric vehicles moving through pressurized tunnels at speed, beneath the city's busiest ground-level arteries.

5. Palm Jebel Ali

Palm Jebel Ali is no longer a concept on a map - it is a construction site. Nakheel has awarded developer contracts exceeding $3.5 billion, with the first villa handovers scheduled from late 2026 through 2027.

The palm spans seven islands, 16 fronds, and 120 kilometres of coastline. Active villa construction covers all 12 residential fronds: 544 homes across Fronds A to F, and 728 villas across Fronds K to P. If Palm Jumeirah taught Dubai how to build artificial islands, Palm Jebel Ali is the sequel that doubles down on every dimension.

6. Al Habtoor Tower

Al Habtoor Tower reached structural completion at 86 floors in April 2026. With 1,740 residences, Al Habtoor Group describes it as the world's largest residential building by unit count - a claim that speaks to the tower's scale within the broader Al Habtoor City development on Sheikh Zayed Road.

More than 1,300 apartments were scheduled for phased delivery from summer 2026, with remaining work focused on facades, interiors, and mechanical systems.

7. Burj Azizi

At 725 metres across 131 floors, Burj Azizi will sit immediately below Burj Khalifa among Dubai's tallest completed structures - a deliberate positioning for a tower that targets completion in 2030.

Azizi Developments is delivering a mixed-use programme on Sheikh Zayed Road that includes residential units, penthouses, hospitality, retail, and an observation deck. Burj Azizi is not trying to topple records quietly - it is the most explicit statement of vertical ambition in Dubai's current pipeline.

8. Burj Binghatti Jacob and Co Residences

Rising in Business Bay, this tower pushes to an estimated 557 metres across 105 storeys through Binghatti's partnership with luxury watchmaker Jacob & Co.

The residential programme spans two to six bedroom configurations, with higher floors containing villas, mansions, and penthouses that carry the Jacob & Co brand directly into the architecture. Business Bay's concentration of ultra-luxury residential development makes this one of the most closely watched projects in that district.

9. Tiger Sky Tower

Tiger Sky Tower will reach 532 metres across 122 floors in Business Bay, led by Tiger Properties. The project's altitude-driven amenity list stands out even by Dubai's standards: an infinity pool at 431 metres and a restaurant at 439 metres are both planned, alongside tropical landscaping woven into the interior programme.

10. Six Senses Residences Dubai Marina

Select Group's 251-residence tower in Dubai Marina - branded under Six Senses - is currently 29 per cent complete, targeting delivery in 2029. The building combines two to four bedroom homes, penthouses, and Sky Mansions with Six Senses' wellness and hospitality services. Dubai Marina's density and waterfront profile make it one of the most competitive branded residential markets in the city.

11. Franck Muller Aeternitas Tower

This 450-metre tower in Dubai Marina is one of the more distinctive projects in Dubai's pipeline - a branded residential clock tower developed by London Gate in partnership with Swiss watchmaker Franck Muller.

The substructure is complete and more than 70 per cent of the superstructure has been finished as of mid-2026, with a late 2027 handover targeted. Residential inventory reportedly sold out within three months of launch.

12. Binghatti Skyblade

Located near Burj Khalifa Boulevard in Downtown Dubai, Skyblade brings 619 residential units - studios to three-bedroom apartments - across 55 residential floors. Binghatti has scheduled completion for Q4 2027, placing residents within walking distance of Dubai Mall and the full Downtown ecosystem.

13. Trump International Hotel and Tower Dubai

Dar Global's project on Sheikh Zayed Road moved into its next construction phase in August 2026, with Gulf Asia Contracting appointed to construct the podium.

The approximately 350-metre tower across 80 floors will contain hotel rooms, branded residences, and a private members' club, with an outdoor swimming pool planned near the upper levels. Enabling works were due to complete in September 2026.

14. Rixos Financial Centre Road Dubai Residences

East and West Properties is developing this standalone branded residential tower in Downtown Dubai under the Rixos name. Designed by Aedas, the building will reach 329 metres across 84 levels, housing 260 residences ranging from one-bedroom apartments to penthouses.

Four levels of amenities include fitness facilities, padel courts, running tracks, and private screening rooms - a package that reflects where branded residential competition currently sits in Dubai's Downtown market.

15. Mercedes-Benz Places by Binghatti

Binghatti's collaboration with Mercedes-Benz brings automotive design language directly into Downtown Dubai's residential tower market. The facade incorporates photovoltaic panels, current inventory spans two to four bedroom residences and branded penthouses, and available units start from approximately $2.8 million.

It is a project that captures something specific about Dubai's current moment - the convergence of ultra-luxury branding, design ambition, and vertical scale that is reshaping the city one tower at a time.
