Property Visa Dubai 2026: No Minimum Investment, Cost & How to Apply

Dubai has once again raised the bar as a global destination for property investors — and this time, the barrier to entry just got significantly lower.

The emirate has officially scrapped the minimum property value requirement for individual investors seeking a 2-year Dubai Property Investor Visa. That means if you own a property in Dubai solely in your name, you are now eligible to apply — regardless of the property's value.

This is a major shift that opens the door to a far wider pool of investors, expats, and newcomers who want to call Dubai home.

Recent Update about Property Visa in Dubai

Previously, applicants needed to own a property worth at least Dh750,000 to qualify for the 2-year investor visa. That threshold has now been eliminated for sole owners.

For jointly owned properties, the rules remain: each co-owner must hold a share valued at a minimum of Dh400,000 to be eligible.

How to Apply for Porperty Visa in Dubai?

Once you have purchased an eligible property, the application process generally involves:

1. Confirm your eligibility
We first review your property ownership, property value and personal circumstances to determine which property-based residency option may be available to you.

2. Prepare your documents
Depending on the visa type, you may need your passport, title deed or property ownership documents, photographs, and additional documents required by the relevant authorities. For mortgaged properties, additional bank documentation may be required.

3. Submit the application
The application can be processed through the relevant Dubai government channels. Our experts at Azora property submit the application on your behalf.

4. Complete the required checks
Depending on the residency category, you may need to complete medical fitness procedures and Emirates ID requirements before the residence permit can be issued.

5. Receive your UAE residency
Once approved, your residence permit and Emirates ID process can be completed, allowing you to establish your life in the UAE and access services available to residents.

Who Can Apply for Property Visa in Dubai?

Single Property Owners

If you are the sole owner of a Dubai property — any Dubai property — you can now apply for the 2-year residency visa with no minimum value restriction.

Joint Property Owners

If the property is co-owned, each individual owner must hold a minimum equity share of Dh400,000 to qualify.

Note: Properties registered in other Emirates or within the DIFC are not accepted for this visa.
